We believe buyers are best served when advice is independent, analytical, and structurally insulated from sell-side influence. Our Values

Buyer-Only, By Design

We represent buyers exclusively. We do not take listings, represent sellers, engage in dual agency, or accept assignments that create competing loyalties. Buyer-only representation is a structural rule of our firm—not a marketing position.

Independence is Non-Negotiable

Our advice is independent of listing brokers, property owners, developers, tenant representatives, and capital-raising or syndication activity. We are not compensated to promote inventory. We are compensated to support better buyer decisions.

Analysis Before Advocacy

We begin with analysis—not outcomes. Every property is evaluated using a standardized, buyer-centric
framework that prioritizes risk over promotion, exit probability over yield, and pricing discipline over market
momentum. Our role is to inform conviction, not manufacture it.

Saying "No" Is Part of the Job

Disciplined investing requires rejecting most opportunities. We expect to pass on significantly more properties than we pursue, document why deals are declined, and treat a well-reasoned “no” as a successful outcome. Value is measured by decision quality, not transaction volume.

Transparency Over Persuasion

We disclose our assumptions, methodologies, and areas of uncertainty. We do not rely on urgency, scarcity, or sales pressure. If a decision cannot withstand explanation, it should not be made.
